What Areas Do You Cover?
General Las Vegas Area Market Reports are for MLS Areas 101-605 (the average consumer probably asks, what’s that?) It means that I cover the cities of Las Vegas, Henderson, North Las Vegas including unincorporated Clark County Townships of Whitney, Paradise, Winchester, Enterprise, Sunrise Manor & Spring Valley. They do NOT cover the areas of Boulder City, Pahrump, Laughlin, Moapa or Mesquite.
My specialized community reports cover the Master Planned Communities of Summerlin, Rhodes Ranch, Nevada Trails and Mountain’s Edge (even those areas are still covered in the “general Las Vegas Area” Market Reports.)
Where Do You Get Your Information From For Your Market Reports and is it Reliable??
I use the GLVAR MLS and have the searches “set up” so the same fields are used month after month. GLVAR Information is deemed “Relaible but Not Guaranteed”
What is Absorption Rate and Why is this Included in Your Market Reports?
Absorption rate is basically a report of inventory amounts & trends. It is important for placing offers, pricing new listings and in general understanding where the market is heading. It shows trends in a “monthly format” which gauges how many months it will take for the market to currently “absorb” all of the inventory. Here is an in depth look about the Absorption Rate theory and how it applies to both buyers and sellers.

When Do You Pull Data For Your Market Reports?
I pull Data for my Market Reports on the 15th of EVERY month. To me, this is the best time to pull monthly statistics because the active and contracted listings have had time to “rebound” from traditional end of the month closes. You can expect it to arrive on this site one to two days after the data is pulled, parsed, graphed and charted
