Search the Las Vegas MLS For Free *JUST LIKE ME*

Now that I have your attention!

I became a broker on August 1, 2011.  I decided it would be good to be “one” with our office inventory and do some good ole internet advertising.  In just “checking out theComputer Guy competition,” I found a lot of:

  • Search the Las Vegas MLS FOR FREE Just Like a Pro!
  • Las Vegas MLS Search!
  • Search the Las Vegas MLS just like I do!
  • See ALL Las Vegas MLS listings!

Unfortunately you, the consumer, are searching IDX.  I hate to split hairs but IDX is NOT the MLS.  If you want to search the MLS like a pro or like I do, unfortunately you will have to be a Las Vegas MLS dues paying member in order to search the Las Vegas MLS!  Even when you are searching on popular search spots (like Realtor dot com) you are searching an IDX feed!

You don’t get “ALL” of the listings either.  Some sellers “opt out” of IDX so their listing is not searchable.

The only way you can get your “Las Vegas MLS Search On” is through a manual setup done by your real estate agent.  If you are a serious buyer, you should not be relying on feeds to get new listings, price reductions, etc.  You should be relying on your agent putting you on an automatic drip campaign – which you can’t do yourself either!

IDX sources are fun to play with – heck I have several to choose from:

Relying on a feed which may not include all of the inventory or the most up to date prices & status when you are serious – could be fatal to your home search!

    Searching all listings via the Multiple Listing Service is definitely NOT the same search that is available on other real estate sites Internet Data Exchange (IDX). If only sellers knew that their agent opted out of this…I imagine those agents would no longer have any listings!! My sellers want to SEE their listings all over the internet and not participating in IDX severely limits that listing's exposure. The idea, after all, IS to SELL THEIR HOME! :-)

    It all really doesn't matter, does it? when you have a vision of what you want, relay it with a great example property you locate yourself that unfortunately was under contract already, and then still go through 3 going on 4 realtors because they "Just don't get it."
    Tract homes …developments are essentially 1` or 2 type homes of which they make 20 plus variations to make them appear different when they're not. I found 2 properties by myself because I know what I want…Realtors reply " I think I know exactly what you're looking for" All the while…they keep sending me properties that wind up deleted, or send me properties they apparently have a vested interest in.
    I am posting this on 1 that I found (again) and your page happened to be one of the hits . In the final analysis, It doesn't matter what the Sellor wants, what the Buyer wants…running parallel roads here because if you're from out of town, but you know the Vegas area well and you relay what you look for and the Realtors just don't get it or think for you and present you with things they want you to see because they think you will like them, and then get impatient because "they" think you;'re not a serious buyer and playing to see what's out there…IS THE PROBLEM…Realtors that spend X amount of time, but the moment they reach that 'Y' they absorb themselves in 'Move on, I need to sell quicker" mentality. Myself? Prequal, Pre Approv…but won't compromise, that simple. Who gets it? JUST ME..but you know what? I HAVE TIME ON MY SIDE BECAUSE THIS MARKET AND THE FINANCE TERMS ARE NOT GOING TO CHANGE ON THE UPSIDE FOR 2 +/- YEARS.

      F.L – I really hear your frustration that you have with REALTORS®. I have only so many hours a day myself and can only work with so many buyers at once before I spread myself too thin! I really only work with a few and send the rest over to what I think would be a good match in an agent. I don't know your circumstances but there is nothing against the law to pay a good agent consulting fees to get what you need done.

      I do agree that the market will be decline and instability for more than 2 years. I actually think it will for longer than that! As far as financing terms – they are changing daily. That's why we are in this mess now. Less programs, stricter UW guidelines forces more buyers out of the market and pushes prices to decline which results in more strategic defaults because people are just plain upside down.
